Residential Mortgage

Embarking on the journey to homeownership can feel overwhelming, especially when navigating the vast landscape of mortgages.

That’s where I step in. Unlike advisors tied to a limited selection, we operate as a ‘whole of market’ brokerage. This means I have the freedom to explore every available lender, from major banks to specialised building societies, ensuring you receive a mortgage quote that’s not just competitive, but perfectly tailored to your unique financial situation.

I understand that your circumstances are individual, and i’m committed to finding the ideal mortgage solution that fits you, and only you.

What to consider
  • Affordability. How much can you afford to borrow based on your income, outgoings, and family circumstances
  • Deposit, how much is available to you?
  • What kind of mortgage do you want? Fixed or variable rate? Long or short term?
  • Whats your budget for monthly mortgage payments? Don’t forget associated insurances and protection too within the budget
  • What upfront costs might you have? Stamp duty, legal fees, broker fees, if selling as well as estate agent fees

Typically, we charge a fee of £495 for residential mortgages but this can vary based on your personal circumstances. No fees are usually taken upfront and will be payable on completion of your mortgage. This fee is not refundable. We do not charge fees for arranging Protection or General Insurance.

Buy to Let

A Buy-to-let mortgage (BLT) may be designed for those looking to invest in property and rent it out.

It may also be for those that have inherited a property, or want to move to another residential and keep their existing residential to let out.

Unlike a standard mortgage, lenders usually assess your loan based on rental income potential rather than just your personal earning.

*The Financial Conduct Authority does not regulate some aspects of buy to let mortgages.

Your home or property may be repossessed if you do not keep up repayments on your mortgage.

Remortgage

Your mortgage journey doesn’t end when you secure your first loan.

I understand that mortgage agreements have terms, and when your current deal approaches its conclusion, I’ll be here, ready to proactively work on quoting your next mortgage. This ensures a seamless transition, preventing any unexpected rate increases and guaranteeing you continue to benefit from the most competitive options available.

I’ll monitor the market and reach out to you in advance, taking the stress out of the renewal process and ensuring you’re always on the best possible terms.

*You may have to pay an early repayment charge to your existing lender if you remortgage.

What to consider
  • When does your fixed rate end? If appropriate. If a fixed rate, you can start looking at options around 6 months prior to the end of the rate
  • Do you need to borrow any additional funds, or make an overpayment and remortgage for less?
  • Current circumstances. Has your situation changed since you took out the mortgage? Employment, family etc
  • What kind of mortgage do you want? Fixed or variable rate? Long or short term?
